A little bit about Keith Petersen (that’s me) and how I started working Real Estate in Sunriver Resort:

Sunriver, Oregon is one of those beautiful spots on earth that is like a Disneyland for grownups. Do a search on Google for images of Sunriver and you’ll see views of rivers, mountains, trees, golf courses, water parks…you get the idea. It’s a small community, just outside of Bend, Oregon. It’s beautiful.

Resort towns are usually hard to break into as a real estate agent, because the people you sell to typically don’t live in the area. Also, the traditional support systems that most real estate agents have in place when they’re just starting out (such as selling to friends and family) tend not to exist in these areas. So when you start out, you are truly starting out on your own.

My wife and I were traveling through Bend on our way back from vacation in 1998, when we stopped in at Sunriver to see my sister, who had just started working there as a real estate agent. She introduced us to her broker, who turned out to be the same broker I had worked with in purchasing my first home eight years prior, in Oregon City.

Both my wife and I were still living and working in Oregon City at this time. She ran a mortgage company and I worked at a local retail distribution center. We both typically worked 13-hour days, and were just starting a family. We realized at that time that we were missing out on watching our children grow up, and that something needed to change.

So here we were, talking with this broker, and I mentioned to him that I had just received my real estate license, too.

“You should think about coming to work for me,” he said.

I laughed, and thought he was joking, but he just repeated “Seriously, you should come work for me.”

This man’s name was Todd Schuster, and Clyde Browning was the owner/broker. Clyde was one of those rare people who just exuded confidence and who passed this confidence on to other people. In the brief time that we talked, I could just tell that he was going to set me straight on how to run a business and how to proceed in life.

I thought about him as we drove back to Oregon City. I thought a lot about Sunriver, too. It was exactly the type of area that my wife and I loved, and where we would love to raise our family. This coincidence of running into my old broker, just as I received my real estate license: was that really a coincidence? And the fact that here he was, offering me a job as the result of our meeting…was that coincidence, too?

There are a few times in life where you make a leap of faith, and this was one of them for me.

When we got back home, my wife and I talked and we decided to take the plunge. I called Mr. Browning to tell him that I’d take him up on his offer, and then called my sister to see if I could stay with her while I tried things out.

So, within a few days I had quit my job and was back at Sunriver. The plan was for me to get settled, and for my wife and children to follow me out a few weeks later.

The following Monday morning came and I was given my trial by fire (which, as I look back on it, was exactly the type of start I needed.) Clyde Browning was the principle broker for Coldwell Banker in the area, and he did not believe in coddling. You had to earn your position in the company.

He had a rule that said you must go out and get three listings and two sales before he would start giving you leads out of the company. (He called these leads “floor time” which was when, if you were in the office and people came in, you would be able to show them property.)

Some of the agents in the office would work just a few hours a day, going out in the evenings to bars and restaurants in the hopes of picking up business that way. That didn’t seem like real work to me, and I wanted to do something more active. So I began driving around to familiarize myself with the area, and as I did so I noticed that quite a few people would be out walking around, and that they seemed lost. (As a resort town, Sunriver has over 33 miles of bike paths and few stop signs and other landmarks. Newcomers would often venture out and become confused as to which turn they had taken on their way back.)

So I would drive up and offer to give them a lift back. Sometimes they knew their address and other times we just found it through hunt and peck. But at any rate, once they had found their home, those back home would be overjoyed at having their loved ones back and there would be a family reunion of sorts right there on the steps. Sometimes, during that little reunion, someone would ask what I did for a living, and I would tell them I was just starting out in real estate. Invariably, someone would ask for one of my cards and it was in this way that I began to get to know people in Sunriver.

There were a couple of other agents in our office who were exceptional. Both went on to become leading agents in Oregon, and this, too, I think was due to the influence of our mentor and broker, Clyde Browning. One of these agents had a lot of listings, and when I was just starting out, she would let me go and sit open homes for her. In one day, I sold two of those open homes. That was a huge break for the start of my career.

Today (or more properly speaking, as of last year) out of 1,570 agents in Central Oregon, I was number 17. And I’ve consistently been in the top 20 year after year.

I’ve been married to the same great gal since we started all this 21 years ago. Our children are grown and on their own, and my daughter is looking to get her real estate license and helps me as one of my assistants.

It’s been (and still is) an amazing ride, and I’m grateful for the breaks I’ve been given and the “coincidences” that have ever come my way.
